Virtual Tours; The new normal

Owing to the pandemic a lot of industries have had to go back to the drawing board and reinvent their mode of operation. One sector which was hit the hardest by this was the real estate sector because there was a reduction in physical contact and the sales process was truncated. However, there was a recent development that saved the real estate market; “virtual tour”.

A virtual tour is the simulation of an existing location, usually composed of a sequence of videos or still images. It may also use other multimedia elements such as sound effects, music, narration, and text.

Before the pandemic, people went for home inspections as often as they could but then, the pandemic happened and it led to the suspension of inspections until further notice forcing people to devise a way to move forward.

Here’s how a virtual tour works. It allows people to take a visual walk through a property available for sale. They can check out every room and corner with a few taps on the phone from the comfort of their offices or homes. Compared to photos and video media, this technology offers a more accurate and realistic experience. This new development is beneficial in many ways some of which are:

1. Virtual Tours Are Cost-Effective: “Virtual tours are expensive” – This is a misconception because a virtual tour is cost-effective in many ways. For instance, it saves real estate developers and investors the cost of transporting to and fro property locations. Another instance is, a virtual tour does not require any fancy equipment. All that is required is a good camera or a functional smartphone.

2. It is realistic and reliable: A virtual tour is the closest thing to physical visits. On real estate websites, realtors usually provide several pictures of the house. But sometimes, they are in 3D models which is not enough to create a visual image of how the house looks. Virtual tours show all there is to know about a property therefore, buyers can rely on this, and make their decisions with the information gained.

3. Time-Saving: Virtual tours save time for both real estate developers are investors in different ways. For the developer, when trying to get investors for a new property, he or she might get leads from many people and without a virtual tour would have had to take them one by one to inspect the property.

But with a virtual tour, all that needs to be done is to send a link to clients and they can through the link, enjoy a virtual tour of the property on their laptops, mobile tablets, or smartphones.

For the investors, they no longer have to go from one location to another before they can make up their minds. They can from the confines of their homes make their decisions with ease.

4. Sets You Apart From the crowd: As a real estate developer, making use of virtual tours sets you apart from the crowd and gives you an edge over competitors because you are doing something different. You are doing something unique and new and because clients enjoy versatility, they would keep choosing to partner with you.

When it comes to virtual tours, the many benefits are endless. The ease of use has been responsible for its rapid growth in the real estate sector and this can only get better.
